What is a tender registration?
A tender registration is a way to buy real estate in which interested parties submit one or more written bids within a predetermined period. This takes place online and resembles an auction, but works differently.
In a tender registration, you cannot see how many bids have been placed, by whom or what the highest bid is. There is also no stake premium. All bids remain confidential until the tender registration closes.
How does a tender registration work?
- You submit your bid in writing via the online tender registration tool.
- You need a legalized account to participate.
- The seller sets a closing date and time in advance. After that moment, you can no longer place a bid.
- Bids are in principle unconditional and irrevocable, unless the seller explicitly permits other conditions, such as a financing condition.
- You can submit multiple bids, for example with different conditions.
Important differences compared with an auction
- Bids are not visible to other bidders, and during the tender registration they are also not visible to the seller or notary.
- You cannot increase your bid afterwards. If you want to bid higher, you must place a new bid in the tender registration.
- Usually, no minimum selling price is visible, although the seller may indicate a guide price or lower limit.
- Additional costs are not added to your bid, but come on top of it.
Awarding
After the tender registration closes, the seller has a consideration period. The seller is not obliged to award to the highest bidder and may choose a lower bid, for example if it was made without reservations or if the bidder is a better fit for the seller. All bidders remain bound by their bids until the seller decides. The awarding, or lack of awarding, is recorded by the notary and then communicated by email.
In short: a tender registration is a closed and transparent sales method in which you submit a well-considered bid without knowing what others are bidding.
